What does Homeland Building & Development actually do?

We are a single-contract home builder and land development company. One team handles land and feasibility review, home selection or design, financing coordination, permitting, site work, construction, final inspections, and handover — so you are not managing separate contractors, factories, and consultants.

What types of homes do you build?

ADUs (accessory dwelling units), modular homes built to state residential code, manufactured HUD-code homes, and multi-unit residential projects. Because we are not tied to one factory or product line, our recommendation is based on your lot, budget, and timeline.

Across the West — California, Oregon, Washington, Nevada, Arizona, and Idaho. We work in both metro infill neighborhoods and rural parcels, and we permit through the local authority having jurisdiction in each market.

How much does a project cost?

Most complete modular and site-built projects run $200–$350 per square foot all-in, and manufactured homes cost meaningfully less. ADU projects typically land between $150,000 and $400,000. The home itself is usually 50–60% of the total; land, site work, utilities, permits, and foundation make up the rest. You get a line-item budget after a free feasibility review.

How long does it take from first call to move-in?

Most projects complete in 6–12 months. Design and permitting typically take 2–4 months depending on the jurisdiction, and construction runs 3–6 months. Factory-built homes shorten the schedule because fabrication happens while your foundation and site work are completed in parallel.

Do I need to already own land?

No. We help clients evaluate parcels for buildability before purchase — zoning, utility access, soil conditions, slope, and fire-zone requirements all dramatically affect total cost. Buying land without a feasibility review is the most expensive mistake in this process.

Who handles permits and inspections?

We do. Our team prepares and submits the complete permit package, responds directly to plan-check corrections, and schedules every required inspection through certificate of occupancy. You never visit the building department counter yourself.

Can the home be financed?

Yes. Modular and site-built homes on land you own qualify for conventional, FHA, VA, and USDA financing, and most clients use a construction-to-permanent loan that converts to a standard mortgage at completion. Manufactured homes have their own programs including chattel and FHA Title I. We work with West Coast lenders experienced with construction draw schedules.
