Frequently asked questions
What types of homes do you offer?
Modular homes (including customer-built homes constructed to state residential code), manufactured HUD-code homes, multi-unit residential projects, and ADUs (accessory dwelling units). Because we are not tied to one factory or product line, our recommendation is based on your lot, budget, and timeline.
Where Does Homeland Work?
Homeland Building & Development serves clients throughout the Western United States, with projects across California, Oregon, Washington, Nevada, and Arizona. From urban infill and established communities to rural land and private acreage, every project is carefully evaluated and permitted through the appropriate local authorities to create a clear, compliant path to development.
How Much Does a Project Cost?
The cost of a modular or manufactured-home development depends on the project location, home size, design, site conditions, selected finishes, and overall development budget. Home-only options may begin near $90 per square foot, while highly customized luxury residences and complex developments can exceed $3,000 per square foot. At Homeland Building & Development, we structure each project around the client's vision and budget. Our project volume, established professional network, purchasing relationships, and efficient turnkey model help reduce costs across the development process — and we pass those efficiencies and savings directly to our clients.
What Does Homeland Building & Development Actually Do?
Homeland Building & Development helps homeowners, landowners, and investors transform land and existing properties into viable, buildable home opportunities. We specialize in modular homes, manufactured homes, ADUs, and custom residential development — coordinating property feasibility, home selection and design, site planning, permitting, financing resources, and preconstruction through one organized development strategy. Our role is to bring the appropriate professionals, manufacturers, consultants, and licensed contractors together, so each phase is properly planned, clearly assigned, and cohesively coordinated from initial property evaluation through project completion.
How Long Does It Take From the First Call to Move-In?
Homeland targets completion of the initial home concept within the first two weeks and an overall move-in timeline of approximately 8–12 months, including permitting, subject to jurisdictional review, utility coordination, weather, site conditions, and timely client decisions. This projected timeline also depends on the client's commitment to moving forward, providing timely approvals, and making required project decisions as each phase advances. Our turnkey model coordinates every phase in advance — including design, permitting, factory production, site development, delivery, crane access, installation, and inspections — with key scheduling windows reserved as the project progresses. Because Homeland accepts only a select number of projects each year, our team can remain highly focused on customer service, milestone accountability, and delivering each family a clear, dependable path toward move-in.
Who Handles Permits and Inspections?
Homeland Building & Development and Apex Permits operate as one integrated development and permitting team. Beginning with property feasibility, we coordinate the proposed factory-built home, site conditions, jurisdictional requirements, utilities, access, foundation design, factory engineering, and every required consultant before the permit plan set is completed. Architectural, structural, civil, energy, soils, surveying, fire, utility, and factory requirements are identified and coordinated early so the home design and site-development strategy are aligned from the outset. Apex then manages plan-set completion, agency submittals, plan-check corrections, and permit issuance, while Homeland coordinates construction readiness, required inspections, correction items, and the pathway to certificate of occupancy. This proprietary, front-loaded approach resolves critical issues before they become costly redesigns or permitting delays. By replacing the industry's traditionally fragmented process with one accountable team, Homeland and Apex consistently advance projects toward permit issuance with greater speed, precision, and predictability — giving our clients a distinct development advantage.
Can the Home and Development Project Be Financed?
Yes. Homeland's team has successfully helped fund hundreds of home-and-land development projects by coordinating financing strategies tailored to each family, property, home type, and overall project budget. Depending on eligibility, modular, manufactured, and site-built developments may be supported through construction-to-permanent, conventional, FHA, VA, USDA, chattel, and other specialized loan programs. Homeland works closely with an established network of construction lenders experienced in factory-built housing, land development, milestone funding, and construction draws. Clients are also welcome to use their preferred lender, provided the lender understands the specialized requirements and timing of the project. Our role is to align the lender, client, factory, permitting team, project budget, and construction schedule — creating a coordinated financial pathway from acquisition and preconstruction through completion and long-term financing.
